Scope:The Beyond Self Storage Facilities Project Manager will be integral in transitioning stores from the construction phase tothe operations phase. The Facilities Project Manager is responsible for the maintenanceintegrity of the portfolio, including but not limited to utilities management,capital projects, minor and major repairs, vendor relationships and site maintenanceaudits.This will include routine travel to sites nationwide.The Facilities Project Manager will find ways for sites to be moreefficient, safe and operate beyond expectations.

O*rganizational Structure*: Reports to the Director of Operations.

Position Status:Full Time, non-exempt.

Responsibilities:A successful candidate will fulfill thefollowing duties:

Evaluate and negotiate current and new contracts.

Maintain and operate building security systems, fireprotection/alarm systems and other specialized equipment in accordance with safety standards.

Work closely with construction and operations teams when opening andmanaging new facilities.

Manage and maintain optimum site utility usage.

Build and manage relationships with site vendors.

Manage and participate in the development and implementation ofgoals and objectives for facility integrity.

Perform or troubleshoot work necessary to maintain mechanical,electrical, plumbing, HVAC, and special systems including repair of interiorfixtures, furnishings and equipment.

Coordinate inspection of, monitor, and repair mechanical,electrical, plumbing, HVAC and special systems to determine cost effectiverepair or replacement.

Plan, coordinate, and evaluate preventative maintenance schedulesfor all facilities and maintenance equipment.

Perform or coordinate grounds and exterior building maintenance toinclude lawn care, sprinkler system, parking lot, and exterior fixtures andfinishes.

Develop facility maintenance policies and procedures to ensureuniformity, safety, and industry accepted standards for maintenanceperformance.

Plan, direct, coordinate, and review the work plan for assignedfacility including work performed by independent contractors, volunteerorganizations, and subcontractors.

Meet with team members to identify and resolve problems. Assignwork, activity, projects, and programs.

Participate in space needs and assessment evaluations. This willinclude traveling to all sites, both in and out of state.

Develop, recommend and implement procedures to assure thatFederal, State and local building safety regulations are adhered to in the useand operation of assigned facilities; maintain MSDS sheets and otherinformation required by OSHA.

Create a yearly capital plan for each site, set project scheduleand stay within budget.

Collect and manage bids needed for minor to major projects.

Troubleshoot electrical, HVAC, mechanical and plumbing problems.

Other duties as assigned.

Job Requirements:

Operational characteristics, services and activities of acomprehensive building maintenance program.

HVAC certification or relatable experience.

Theory and operation of control systems, mechanical equipment,power equipment, energy management equipment, electrical systems and equipment,diagnostic equipment, surveillance systems, security systems and firealarm/panel systems.

Occupational hazards and standard safety practices necessary inthe area of building maintenance.

Principles of contract administration.

Principles and procedures of record keeping and reportpreparation.

Principles and practice of budget preparation and administration.

Pertinent Federal, State and local laws, codes, and regulations,as each site requires.

Modern office practices, methods and equipment.

Provide administrative and professional leadership.

Effectively communication recommendations, goals, objectives andpractices for providing effective and efficient building maintenance.

Be able to analyze problems, identify alternative solutions,project consequences of proposed actions and implement recommendations insupport of goals.

Exercise good judgement, flexibility, creativity and sensitivityin response to changing situations and needs.

Have strong Microsoft Office skills and experience with Adobeand/or Blue Beam.

Must demonstrate a confident, proactive, positive approach wheninteracting with all team members, clients and vendors.

Ability to work with urgent deadlines, flexible priorities andmanage multiple high-priority assignments.

Demonstration of strong multi-tasking is necessary.

Excellent written and oral communication skills, able tocommunicate effectively at all levels of the organization.

Results driven, energetic, resourceful and hands-on individualwith a strong service orientation.

Have excellent teamwork and leadership skills.
